Sanitary and Plumbing

Sanitary Fittings : Western style ,EWC, with flush valve.Porcelain wash basin.All sanitary fittings shall be of Toto make or equivalent.

Faucets : All faucets shall be CP, heavy body metal fittings of Jaguar or equivalent make. Hot water connection shall be provided to the shower and wash basin in each bath room and kitchen sink.Single lever fitting shall be provided in all bathrooms and kitchen.

Plumbing : All outer wall supply lines shall be in medium class GI and Copper plumbing for the bath rooms. Drainage lines and storm water drain pipes shall be PVC/CI .All plumbing shall be Pressure tested.

Doors and Windows

Frames : All internal and balcony door frames shall be polished Teak wood or equivalent. All window frames in Aluminum anodized sections.

Window Shutters : All window shutters shall be aluminum Anodized sections with 5mm clear float glass.

Door shutters : All door shutters will be fabricated panels of kutty make or equivalent. Main door shutter will be panelled teak wood.

Hardware : All hardware shall be in brush finished stainless Steel. The main door shall be provided with a nightlatch of Godrej make,steel hinges and a Godrej lock fused from the inside.A simple peep hole will also be provided with door bolts and a mortise lock or tubular /cylindrical lock and magnetic door stopper.


Wiring : All wiring shall be concealed, of finolex or equivalent make in PVC conduit pipes.

Earth : Copper wire shall be used for earth using the loop system.One earth leakage circuit breaker and mcb shall be provided in each apartment. A lightning arrester and earth pits shall be provided with separate earth point for elevators.

Switches : Manual and remote control switches shall be provided of MK/LK or equivalent make.

Generated Power : Back up power shall be provided to all the light points,fan points and 5A sockets etc to the entire lighting circuit in each apartment upto a capacity of 3KVA per apartment. The generator shall also provide power to the elevators, pumps and common area lighting.An acoustic enclosure shall be provided.

Water : The project has provision to receive water from 3-sources–HMWSSB/site bore well / Tankers.Water softening facility for supply of softened water from borewell. Individual water tanks with partitions for regulated pressurized water supply to the blocks.

Paint and Polish

Internal paint : All internal paint shall be royal touch of Asian paint or equivalent.

Doors : All doors will be either melamine polish,or duco paintFinish.

External Paint : All external paint shall be weather shield of ICI make Or equivalent.

Kitchen : Modular kitchen styled and equipped by kitchen By design(4 models)or equivalent make shall be provided.It shall include kitchen cabinets, counter top, hob, chimney and dish washer. Centralized gas supply through metered individual pipelines.

Elevators : 8 passenger automatic lifts by OTIS/ Mitsubishi Or equivalent brand, hairline finish stainless steel interior.

Installed infrastructure for 3rd party services : Wire less LAN –WI-FI / Ethernet for Internet, coaxial cable and distribution for cable tv,copper cable for telephone,pipeline and meters for centralized cooking gas supply. In-house:Intercom –EPABX/cables and phone instrument( pre –installed ), security/Continuous video surveillance –equipment.

Flooring and Tiling

Living and Dining : Italian marble or equivalent

Bedrooms : Wood laminate flooring /Italian marble

Kitchen : 12" x 12" vitrified tiles

Bath rooms : Granite/tiled flooring ,dado and counter, Glazed tiles up to 7ft height on the walls

Balconies /Terraces/ Verandah : Deck flooring/Tile flooring.
